Recommended conditions before scheduling your pre inspection for your initial inspection

-  ALL known repairs and remodeling are to be done and the unit is clean before the day of pre inspection.

-  Remove all construction material and debris. THIS IS A LIMITED VISUAL PRE INSPECTION. NO OBSTRUCTIONS.

-  ALL provided appliances should be installed, working and clean. No damage.

-  BED BUG conditions will result in cancellation. Any infestations require treatment by a certified exterminator.

* CANCELLATIONS LESS THAN 24 HOURS or reason of cancellation the day of pre-inspection, client may be CHARGED $75.

 

TIPS to having a passing inspection:

ALL UNITS SHOULD BE IN DECENT, SAFE AND SANITARY CONDITION.

DECENT:    No damage. No missing materials. No holes. No unfinished conditions.

No leaks. No heavily worn or stained areas. Secure loose materials and cut back vegetation.

 

SAFE:    No cut hazards, no trip hazards, no electrical hazards, or health and safety issues.

Smoke and carbon monoxide detectors should be working and located where required.

Utilities and appliances work properly. GFCI’s are located within 6ft of sinks, tubs and exterior locations.

 

SANITARY:   CLEAN / WASH / VACUUM: Ceilings, floors, walls, doors, windows, window frames, fixtures, sinks, tubs, toilets.

This includes the outside and inside of appliances, storage areas- closets, cabinets, drawers, etc.

Remove interior and exterior debris including in the garage and shed areas.

 

*HIGHLY RECOMMEND:

*Review and repair any found issues.

*Verify the repairs are completed and no new issues.

*Verify the final cleaning is done and the unit is in move in condition before your official inspection date.
